The government can play a role in ensuring the UK housing market recovers from the recession, it has been stated.

Smartlandlord.co.uk called for ministers to put pressure on financial institutions, in order to ensure that lending is available to those who wish to purchase property for rental purposes.

Managing director of the site Keshav Thukaram was responding to the latest construction figures from Communities and Local Government and argued that policymakers are ignoring landlords at their peril.

"The private rented sector has a major role to play in pulling the housing market out of the current slump and in housing people in years to come," he said.

Meanwhile, the National Association of Estate Agents (NAEA) has welcomed Council of Mortgage Lenders statistics showing a 26 per cent increase in mortgage lending in June.

NAEA chief executive Peter Bolton King said the indication appears to be that the market is beginning to recover, with confidence returning.
